MSP ADVISORY SERVICES TEAM HELPS MINNEAPOLIS CHURCH LEASE SCHOOL BUILDING

KIPP Minnesota signed a five-year lease with the Church of St. Anne – St. Joseph Hien for the former private school building at 2620 Russell Avenue North in Minneapolis, Minnesota. KIPP will take occupancy this July ahead of the 2019-2020 school year.

Jeremy Striffler of the MSP Advisory Services Team represented the Parish in the transaction.

KIPP’s mission is to establish and operate high performing public schools in the Twin Cities that confront educational inequity by delivering academic excellence and cultivating leadership skills to ensure all students succeed in college and life. The new campus is part of KIPP’s strategic plan to grow to four schools – two primary schools and two middle schools – serving over 1,000 students in grades K-8 by 2024.

MSP Advisory Services Team Helps St. Paul Church Lease School Building

The St. Paul School of Northern Lights signed a five-year lease with the Church of St. Francis De Sales for the former private school building at 426 Osceola Ave. S. in Saint Paul, Minnesota. The building totals 39,501 square feet and the school will occupy the entire building when it opens in time for the fall 2019 school year. Jeremy Striffler of the MSP Advisory Services Team represented the Parish in the transaction.
Northern Lights is a free K-8 public charter school devoted to exploration of our urban ecosystem, relationship-based learning, and educating curious critical thinkers.

Beacon Academy to Cut Ribbon on New Crystal Facility

Beacon Academy will cut the ribbon on its new 80,000 square foot facility in Crystal on Monday, August 28th.  A tuition-free K-8 public charter school, Beacon Academy will move its facilities from its former location in Maple Grove. The new facility offers the opportunity for enrollment growth and access to abundant green space on its 12-acre site, at 3415 Louisiana Ave. N. The new facility and site allow Beacon’s mission to thrive—providing Twin Cities families with a proven, rigorous, and content-rich curriculum, integrated with sequential Spanish language instruction.

Beacon Academy, along with project partners Cushman & Wakefield, RJM Construction, Rivera Architects, Lindquist & Vennum, Dougherty & Co. LLC, and Carlson McCain, will host a ribbon-cutting ceremony at the site, to include remarks from Sean Koster, Principal of Beacon Academy, as well as Crystal Mayor Jim Adams and City Council Member Nancy LaRoche. The event will begin at 10 a.m. and will include a program and tours of the completed facility at its conclusion.

“We’re pleased that work for Beacon has resulted in a facility that will serve their needs while allowing them to grow,” said Paul Donovan, Executive Director, Cushman & Wakefield.

The Cushman & Wakefield team of Donovan, Jaclyn May, Gerhardt Gliege, Luke Appert, and Jeremy Striffler worked with the school to identify the ideal site for its permanent home. The team also guided the school through building the extended project team, accessing financing, handling the entitlement process with the City, coordinating the various requirements of the Minnesota Department Education, and managing the renovation and addition construction process over the past year.

Minneapolis-based RJM Construction acted as general contractor and Rivera Architects was designer. Interior demolition began last fall and finished in time for the beginning of this fall school term.

Cushman & Wakefield Hired to Sell Former Saint Paul Public Schools Building

Saint Paul Public Schools has hired Cushman & Wakefield to facilitate a sale of the former Riverside Elementary school building at 900 Albion Avenue in St. Paul.

The team of Paul Donovan, Jaclyn May and Jeremy Striffler will list the property for sale, with the most likely outcome a thoughtful redevelopment of the 5.4-acre site. The site is guided for mixed-use, as part of the West Seventh Street transit corridor, and is also part of the popular Highland neighborhood and a short drive from the St. Paul Central Business District.

“There are a lot of great things happening on West Seventh,” said Tom Parent, Director of Facilities for Saint Paul Public Schools. “But this property isn’t part of the school district’s strategic needs for the next decade, and the resources that go into it are better utilized in supporting our 71 other sites.

The West Seventh Street and Highland Park areas have been magnets for new multifamily, hospitality and retail development and redevelopment during the past decade. Nearby Shepard Road and West Seventh are popular corridors for mixed-use multifamily housing. Positioned on the southwest quadrant of Seventh Street and Interstate 35E, the location provides easy access to the downtown St. Paul core, as well as the Mall of America and Minneapolis/St. Paul International Airport.

MCA Holdings Leases Space to The Harvest Network of Schools

Represented the Landlord, MCA Holdings, LLC, in the lease of 45,417 square feet at 4021 Thomas Avenue, Minneapolis, MN. The facility features 24 classrooms, office spaces, workrooms, gymnasium, media center, lunchroom and kitchen. Harvest Network of Schools was the Tenant.

The Harvest Network of Schools is a group of high-performing K-8 public charter schools, which include Harvest Preparatory School, Best Academy, and the Mastery School. Together, the schools serve nearly 1,300 predominantly low-income African-American scholars, delivering a world-class education, and achieving some of the state’s highest math and reading proficiency rates for low-income children, English Language Learners, and children of color.

Anoka – Hennepin School District Sells Champlin School Property

The MSP Advisory Services Team represented Anoka-Hennepin School District in the sale of the former Champlin Elementary school located at 111 Dean Avenue West, Champlin. The 49,056 square foot building has 20 classrooms, administrative offices, lunchroom, gymnasium and outdoor playground. A&L McGregor Re LLC, a Minnesota limited liability company, was the buyer.

A&L McGregor Re LLC will be leasing the building to Lil Newton’s Nest, an exceptional childcare center where imagination, love and education combine and result in new adventures every day. They have designed an innovative program to suit the physical, emotional, intellectual, and social development needs of the children they serve.

Church of the Blessed Sacrament Sells Campus

The MSP Advisory Services Team represented Church of the Blessed Sacrament in the sale of the Blessed Sacrament Campus located at 1801 East Lacrosse Avenue, St. Paul. The campus includes a 34,991 square foot school building, a 13,920 square foot church and a 6,105 square foot house that all sit on 3.67 acres of land.  ACC Building Corporation, a Minnesota non-profit, was the Buyer.

ACC Building Corporation purchased the campus on behalf of Academia Caesar Chavez, a Minnesota public charter school founded in 2001. The school is dedicated to providing a quality dual-language education that prepares critically thinking, socially competent, values driven, and culturally aware bilingual and bi-literate learners by advocating Latino cultural values in an environment of family and community.

Bdote Learning Center Leases 24,000 SF

Represented Bdote Learning Center in the lease of 24,000 square feet at 2836 33rd Avenue South, Minneapolis. The Church of St. Albert the Great was the landlord. Bdote is the nation’s first Native American language immersion school teaching Dakota and Ojibwe.
